The Hammond Board of Zoning Appeals unanimously approved a developmental variance for 4626 Johnson Avenue, allowing R2M Property Investment Group LLC to build a single‑family home on a lot that falls short of current lot‑width and lot‑area minimums.
A representative for R2M, Trevante Wallace, told the board he was appearing on behalf of the property owner. City staff presented an analysis showing 23 of 28 parcels on that Johnson Avenue block have lot sizes below the modern minimum and 21 of 28 have insufficient lot width, concluding the proposal is consistent with neighborhood patterns. Staff recommended the board grant the variance subject to technical review and final approval of building and site plans and to the removal of a non‑necessary curb cut because the proposed alley‑facing garage would eliminate the need for a ribbon driveway.
Staff noted the previous house on the parcel was demolished in January and that the proposed new house includes a detached alley‑facing garage (approximately 22 by 20 feet) and a 5‑bedroom house with a basement of roughly 1,600–1,700 square feet. After adopting the staff findings and conditions, the board voted 5–0 to approve the variance. The petitioner was reminded to complete required sign‑in and procedural steps.
Permits remain contingent on staff’s technical review and the removal of the curb cut; no timeline for construction was specified at the hearing.
