The Planning Board opened a public hearing on an application by MC3 Ventures (formerly 9 20 Associates LLC) for an automobile retail and service use on a 0.65-acre HC‑zoned parcel along Route 17M. Presenters described proposed mechanical repairs and vehicle sales, three overhead doors, blacktop parking and an increase in intensity compared with the site's prior use.
Staff and board members noted the plans arrived after the meeting deadline and that county GML referral and comments remain pending; the board also discussed an encroachment and proposed lot-line modification that may trigger a variance and would reduce parking if implemented. Given outstanding county review and unresolved setback/lot-line issues, the board voted to adjourn the hearing to March 5 to allow time for county response and plan revisions.
