The Kane County Commission unanimously approved a guaranteed maximum price (GMP) agreement for the county’s recreation center on April 29, setting the GMP at $6,395,758.63 (excludes estimates for the detention pond and retaining wall). Project staff said construction cannot start until the GMP is signed and that the GMP includes a contingency line item of approximately $135,000 to address material-market fluctuations.
Commissioners reviewed line-item breakdowns presented by project staff and consultants, including architecture fees and soil testing. The Recreation and Transportation District had previously allocated $400,000 toward equipment and soft costs for the facility; commissioners said remaining county contributions are budgeted and would not exceed a previously stated limit of approximately $7 million. Project staff said they would continue to identify cost-savings during construction and provide those options to the commission.
The motion to approve the GMP passed unanimously. Project staff indicated they will sign the GMP and instruct Maxwell Construction to mobilize; commissioners requested periodic updates during construction.
