The Orderville Town Planning and Zoning Commission voted Feb. 26 to recommend approval of a conditional use permit allowing an accessory dwelling unit (ADU) at 121 West 100 South to be operated as a short-term rental.
The commission’s chair opened the item and staff noted the unit’s footprint is about 410 square feet and that Sunrise Engineering (Brad Robbins) is reviewing the town’s zoning ordinances. Commissioners discussed whether local ordinances should set minimum ADU sizes but agreed the pending ordinance rewrite could change how such dimensions are handled.
After brief questions about notice and dimensions, a commissioner moved to recommend approval, the motion was seconded, and the chair announced the motion carried unanimously. The transcript does not record individual vote names. An attendee associated with the application said, “Approval sounds good,” after the vote.
Why it matters: the commission is simultaneously revising its zoning code; commissioners said the rewrite could alter how ADUs, short-term rentals and conditional uses are listed and reviewed going forward. Staff indicated they will transmit the commission’s recommendation and follow the required notice and permitting steps.
Next steps: staff will forward the commission recommendation to the next decision-making body and complete any required notifications and paperwork for the permit record.
