KANE COUNTY, UT — The Kane County Commission voted Jan. 27 to adopt an ordinance amending the zoning of Parcel 3‑5‑31‑21‑4 (west of the Vermillion Cliffs Estates subdivision, north of Mountain View Drive) from agriculture to manufacturing.
Planning staff (Shannon) explained the request, noting the applicant has held a conditional use permit in the area previously (for storage of wrecked diesel trucks and semis) and intends to use the parcel for open storage and future covered parking or storage units. Shannon told the commission that a conditional use permit can run with the land but that rezoning to manufacturing would make the intended uses permitted rather than conditional and could simplify future approvals.
Commissioners asked questions about timing relative to sale (staff acknowledged parties commonly seek a zone change contingent on purchase) and possible tax implications; staff said changes to tax or assessment typically occur only when use changes, not on zone change alone. The Planning Commission had recommended approval unanimously.
A motion to adopt the ordinance passed by voice vote with commissioners voting “Aye.” The ordinance record number shown at the meeting was cited as King County ordinance 20 26 0 1 in the staff presentation.
What’s next: The ordinance will be recorded 15 days after adoption per staff explanation and staff will update zoning records and notify parties; development proposals will still require applicable building or conditional‑use permits if triggered by specific uses.
