Planning commission approves four-unit townhome permit at North 3900 West

Corinne City planning commissioners voted to approve a building permit for a four-unit townhome development proposed for the corner parcel near the school at 2345 North 3900 West.

The applicant described the project as four attached townhome units, each framed as its own address with separate water, sewer, gas and electric meters. The applicant said each unit would be about 1,300 square feet with three bedrooms and two bathrooms, parking in front, 10-foot patios in back and minimal green space to reduce irrigation needs. "We also want to break this into 4 different addresses, 4 different properties ... we'll have an HOA to maintain the exterior of the building and the properties," the applicant said.

Commissioners discussed the site and confirmed the building would face east toward 3900 West and that the plan meets the 30-foot setbacks required for corner lots. The chair noted a potential conflict of interest and identified that Commissioner Jenny Harris is related to the applicant; "Since Jenny is related, she gets to recuse herself from voting on this particular building permit," the chair said. Harris did not participate in the recorded vote.

Michael Bass moved to approve the building permit "for Greg Harris as proposed," and David McFarland seconded. The chair called for a voice vote; commissioners answered "Aye," and the motion carried.

The commission did not record a roll-call vote tally in the minutes. The chair signed the permit paperwork at the meeting and confirmed administrative steps to finalize the permit.
