Kane County approves roughly $1.8 million guaranteed maximum price for Office of Tourism remodel

An architect and county staff presented the finalized Guaranteed Maximum Price (GMP) for the Office of Tourism remodel during the Kane County Commission meeting on Nov. 18. The commission voted unanimously to approve the GMP as presented.
Matt Henke of Iron Rock Group, the project architect, described a multi-option process that considered an addition, a remodel or a new building and said the team pursued a middle approach: keep the existing shell, remodel and add on. Henke said value engineering reduced original bids that were around $2.2–$2.3 million down to approximately $1.8 million, and that the contractor participating in the CMGC (construction manager/general contractor) procurement has pared contingency where possible by refining line-item costs.
Commissioners asked about soft costs (engineering fees, furniture and equipment). Staff said tourism staff Jeanette expects to cover soft costs from the regular tourism budget. The figure recorded in the discussion was approximately $1,803,237.75; an earlier estimate cited during planning had been $1.4 million before project scope changes and market cost increases.
Why it matters: The remodel aims to improve the county’s visitor services and provide a more functional visitor center while keeping long-term costs manageable. Approving a GMP fixes the project price and shifts cost risk to the contractor for items within the agreed scope.
What’s next: With the GMP approved, project stakeholders will proceed under the CMGC contract terms; change orders for any items outside the GMP would require separate approvals.
