At its March meeting, the Emery County Planning and Zoning Commission approved two minor subdivisions and handled several other routine items.
Minor subdivisions: Commissioners reviewed and voted to approve a minor subdivision for Lyle Christensen that splits a 25.83-acre parcel to create a 2-acre lot for a manufactured home; staff confirmed compliance with the county's minor-subdivision rules (2-acre minimum, limit on number of lots) and noted water-hookup requirements apply at the building-permit stage. The motion to approve carried unanimously.
The commission also approved the Mangum Manor minor subdivision, splitting a 10.45-acre parcel to create a 2-acre lot with the remainder to stay in the same ownership; commissioners confirmed appropriate road access and that the proposal met ordinance requirements and voted unanimously to approve.
Other business: The commission voted to forward Jason Merrill's written packet to the county attorney and to defer any commission action until after the attorney's review. Commissioners also discussed conditions for approving Derek Beagley's business, including environmental protections, limits on stored petroleum (a 1,000-gallon figure appears in the draft letter), cleanup obligations and the possibility of requiring a reclamation bond to guarantee cleanup if a business closes. Staff said the draft letter incorporating recommended conditions has been prepared but is unsigned pending applicant response.
The meeting adjourned after the other-business items.
What happens next: Planning staff will record the approved subdivisions for recording and will follow up with the county attorney on the referred items; staff will continue to negotiate recommended conditions with the Beagley applicant.
