The Planning and Zoning Commission approved a minor subdivision final plat Dec. 17 for Secluded Acres 4th, a proposed replat by Bighorn Properties LLC creating three lots from a 5.05‑acre tract in a rural residential zoning district.
Jenny, the planner, said the parcel is in Lincoln Township and that the minimum lot size for the rural residential district is 1.5 acres (roughly 65,000 square feet); the proposed Lot 1 would be 1.5 acres, Lot 2 two acres, and Lot 3 1.5 acres. Staff confirmed County Highway Department review of access and described a 60‑foot access easement serving Lots 2 and 3 from Thornburg Drive. Cody Strauthman, an owner, said the existing house and two accessory buildings would remain on Lot 2 as a rental and that Lots 1 and 3 would be sold or developed as single‑family homes.
Commissioners asked about septic/drain‑field separation and the access easement; staff said required setbacks and separation standards would be met and that Lot 1 would access the public roadway directly. Commissioner Zent moved to approve the final plat; the motion was seconded and passed on roll call. The approval permits subdivision recordation and enables the applicant to pursue development subject to standard permitting processes.
