Planning staff recommended conditional approval of a zoning clearance for Sam Owen’s two-house site plan and moved to send the item to the town council on May 21. The clearance was forwarded with the condition that final architectural plans be submitted to staff before county filing.
Sam Owen presented a revised site plan that combines two dwellings on the lot with shared walls and a driveway adjustment; staff noted the addition of a fire hydrant and that final engineered plans will still be required for county review. Cole, a town staff member, said the planning department could grant a conditional zoning clearance "subject to receiving those final plans," and urged applicants to send the documents to Lauren for a final check.
The board voted on a motion to send the zoning clearance to council with the stated condition; the motion was seconded and passed by voice vote. Applicants confirmed they had paid or could pay the required fee online and agreed to deliver final plans to staff before proceeding to county permitting.
Staff told the applicants they did not foresee council objections based on the materials presented and offered to attend the council meeting. The town’s next steps are to forward the conditional clearance to the council, confirm receipt of final plans and fee with Lauren, and then proceed with county submittal once plans meet county requirements.
Next steps: applicants to submit final plans to Lauren; staff to notify council and await council action on the conditional clearance.
