Effingham officials discuss buying former Hodgson Mill parcel for $295,000

City staff told the Effingham City Council they are preparing to purchase approximately 1.64 acres at 1001 Ford Avenue—the former Hodgson Mill property—for $295,000.
"This property lies adjacent to a property the city currently owns," City Administrator Miller said, adding that the parcel would join an existing 2.8-acre tract the city owns between Ford Avenue and the interstate. Staff said the mill building has been removed and acquiring the lot would produce a more regular, rectangular parcel that is easier to develop or market.
Director Hall described the planned scope of the former building removal and the intended exterior improvements to the larger assembled site. Council members said the parcel is commercially viable and could support future retail or other development because of its visibility from the interstate.
Staff characterized the $295,000 price and said they will prepare closing documents and bring the transaction back to the council for formal approval at a future meeting. No formal purchase vote was taken at the meeting.
The council also discussed procedural next steps, including completing closing paperwork and returning the ordinance to the agenda for a formal vote and the subsequent swearing-in of any administrative approvals that may be required.
