The Greene County Board of Supervisors voted unanimously on Dec. 9 to rezone a 0.52‑acre parcel at 8834 Spotswood Trail from R‑1 residential to B‑3 business to align the zoning with the property’s long‑standing auto‑repair operation.
Staff explained state code allows an owner in continuous operation for 15 years or more to apply for rezoning to match existing uses; the parcel is within the county’s growth area and surrounded by mixed residential‑commercial properties. The Planning Commission recommended approval by a 4–0 vote.
One online resident, Kevin Kelly, who said he lives two houses away, spoke during the public hearing in support: "the business is nicely run. They are great neighbors to have and helpful," he said.
Supervisor motioned to approve zone number 25‑002 (tax map 30‑37d‑a‑2b) consistent with public necessity, convenience and good zoning practice; the motion passed on a roll‑call vote with aye votes recorded by members and the chair.
The rezoning corrects a long‑standing mismatch between use and zoning and does not change the business’s operations, staff said.
