John Shellenberger said the applicant is asking for a total of 49 units under rezoning; by-right subdivision in the parcel would allow nine lots. He explained that the school-seat analysis used last school year's population figures and projected students rather than including students from 160 townhomes currently under construction, so the analysis did not count those in-progress units. Commissioners asked follow-up questions about subdivision potential and other nearby projects that could add students; staff identified several other developments underway in the area and said the county used the most recent complete school-year population data available.
The commission's agenda review included this refresher; the item will proceed according to the public hearing and review schedule.
