Staff briefs commission on request to expand existing fiber-optic compound at Lee Highway site

Planning staff presented a request to amend a previously approved Category 20 special exception to expand an existing long-haul fiber-optic facility in Warrenton.
The staff presenter said the property at 6390 Lee Highway Access Drive is leased to Middle Mile Infrastructure LLC and that the amendment would expand the fenced inline-amplifier (ILA) compound to add a second equipment shelter and two accessory equipment pads within the leased area. The presenter said the expansion would be prefabricated, surrounded by matching fencing and landscape screening, and would not increase traffic; technicians currently visit the site about once per month.
Staff noted conditions that would remain or be updated, including maintenance of healthy trees, upkeep of fencing and landscaping for the life of the facility, ensuring equipment is screened from view or enclosed, and prohibitions on storage and on-site servicing. A site-plan amendment will be required before expansion. Staff also reported receiving one letter of public comment from the Warrenton Lakes Homeowners Association that morning; the letter and the applicant's response were uploaded for commissioner review.
Commissioners had no further questions at the time of the agenda review; the commission will hear the item at the scheduled public hearing.
