Kane County approves $6.40 million guaranteed maximum price for recreation center construction

Kane County commissioners unanimously approved a guaranteed maximum price (GMP) for the county recreation center construction at $6,395,758.63 during their April 29 special session.
Project staff presented the budget breakdown and said the GMP figure reflects construction costs (excluding a detention pond and retaining wall that remain estimates). A contingency of $135,000 is included for unforeseen market fluctuations; staff said if contingency funds are needed they would be drawn from an independent Recreation and Transportation District allocation rather than additional county budget.
Commission staff and project managers confirmed the county’s previously stated cap near $7 million remains in place and that identified funding sources include tourism‑related taxes (TRT), the local food & beverage tax (TRCC) and remaining COVID relief funds. Project staff said construction cannot begin until the GMP is signed by the contractor and county officials.
One project representative said efforts will continue to identify cost savings during construction. The motion to approve the GMP passed unanimously.
Next steps: County chair or authorized signature to execute the GMP and Maxwell Construction to mobilize; staff to return with any recommended change orders or savings opportunities.
