Staff said the redevelopment will convert a 3,130-square-foot Wendy’s into a 3,359-square-foot McDonald’s with dual drive‑thru ordering lanes. To accommodate the dual lanes the applicant sought a 15‑space parking variance, reducing required parking from 68 to 53 spaces. Staff recommended approval of the petitions contingent on the applicant tying the restaurant’s camera feed into the Broward County/BSO Real Time Crime Center (RTCC) for late‑night hours.
Craig McDonald of Corporate Property Services, representing McDonald’s USA LLC, told the board the company requests a 6 a.m. opening to serve breakfast and would tie cameras to the RTCC as a condition for extended overnight hours. Board members discussed consistency with prior approvals for other franchises on Pine Island Road and concerns about noise and traffic near residences; the applicant said drive‑thru business will constitute a large share of activity and that interior dining will typically close earlier.
The board approved the McDonald’s site plan, the parking‑space variance and the sign package in separate motions; each motion carried unanimously. The sign package approval included waivers for wall sign heights and logo-area limits as described in the staff packet.
