The Valverde City Council on Sept. 23 denied a variance request that would have allowed additional and relocated multi-tenant signage at the Bulverde Crossing commercial site, citing concerns about redundancy and the 500-foot monument-sign separation in the city sign code.
Staff described the request as seeking to place a second multi-tenant sign closer than the code’s 500-foot buffer from the Texas Regional Bank sign and to move another multi-tenant sign to better align with an entrance. Planning and zoning had recommended denial.
The applicant argued signs closer to building entrances were necessary for tenant visibility and sales-tax capture. Council members and staff questioned the hardship justification, noted the bank’s prior decision to place signage, and raised concerns about setting a precedent for dense signage in a commercial area. One council member said locating identical tenant listings on multiple nearby signs would be redundant.
After public hearing, a councilor moved to deny the variance; the motion carried with 'ayes' and no recorded opposition. Planning staff will return the formal denial documentation to the applicant.
