Commission approves exterior alterations, defers awning and light approvals for Art Spa House at 225–227 S. Main

The Boerne Historical Landmark Commission on Jan. 6 approved a certificate of appropriateness for exterior improvements to Art Spa House at 225227 South Main Street and later approved a non-illuminated channel-letter wall sign, while separately excluding light fixtures and awning replacement from the immediate approval.

Planner Joanne Marie Andrade summarized the exterior proposal: replacement of two fixed picture windows with new wood units featuring aluminum-clad exteriors and black trim, in-kind replacement of two doors with fiberglass units, and repainting using Sherwin-Williams 'natural linen' for the body and 'tricorn black' for trim. Andrade told the commission staff found the proposed materials, finishes and proportions compatible with the historic-district guidelines and the Unified Development Code (UDC).

Owners Robert and Lauren Bels, who said they own Art Spa House and operate a related business in San Antonio, told the commission they plan to replace the fabric awning with a black awning on the existing frame and are continuing to shop awning providers. Robert Bels said exterior light fixtures were visible but may be capped; the owners requested the commission proceed with approval of the primary exterior work and return later with fixture and awning details. "We are new to Boerne, but not strangers... we hope to add some value to the community with us," Robert Bels said.

Commissioners raised questions about the proposed light fixtures and suggested delaying approval for the specific fixture selections until the applicants could provide product references. A motion to approve the COA for exterior improvements while excluding exterior fixtures and canopy replacement carried (mover: Commissioner Nichols; second: Commissioner Wright).

For the sign (agenda item 5e), Andrade described a non-illuminated, individually mounted aluminum channel-letter sign spelling "Art Spa House." The letters are 14 inches tall with an overall length of about 15 feet for an area of approximately 17.5 square feet. Several commissioners described the design as "nice and clean" and consistent with the district. A motion to accept staff findings and approve the sign passed; commissioners also asked staff to confirm frontage measurements that affect total allowed signage when a single business spans two tenant addresses.

The approvals are limited to design and appropriateness under HLC and UDC guidelines; the applicants will return with final awning and fixture specifications if they seek approval for those elements.
