Commission approves Landmark special sign district to allow larger signs on I‑35W frontage

The Planning & Zoning Commission unanimously recommended approval of a special sign district for the Landmark mixed‑use commercial area on the northwest corner of I‑35W and Robson Ranch Road.

Principal planner Cameron Robertson explained the request covers about 120 acres and would permit larger multi‑tenant ground signs and some temporary sign increases along the I‑35W corridor to provide visibility for a phased grocery‑anchored commercial center. He noted the applicant will provide a comprehensive sign plan and that Hunter Ranch’s (now Landmark) design review controls and CCRs would govern colors and materials.

Commission discussion focused on notification reaches and definitions: commissioners asked how owner notifications were calculated and what “wind devices” and “portable signs” meant in practice; staff clarified wind devices are banner‑style pole banners and portable signs are A‑frame/sandwich board signs limited to a 12‑square‑foot effective area and 3.5‑foot height for the district. Staff said the required 200‑foot/500‑foot notices and posted signs were sent and that no responses had been received as of the packet preparation.
