The applicant is requesting 16 code modifications, a maximum building height of up to 425 feet and a very large floor‑area‑ratio bonus; in exchange the applicant proposes a minimum of 90 on‑site affordable rental units (targeting 30–80% MFI with an average under 55% MFI), roughly 110,000 square feet of civic and office uses, approximately 35,000 square feet of ground‑floor pedestrian‑oriented uses, and about 10,000 square feet of restaurant space.
