The Kosciusko County Area Plan Commission recommended rezoning a 4.2‑acre portion of a 34.11‑acre tract (Langshire Farm) from agricultural to Ag‑2 so the land can be platted and allow a future residence.
Applicant Scott Langor told the board the parcel was split by a driveway and that ‘‘we'd like to make sure... that you guys are okay with that rezone so it can be built on’’ to permit his daughter to return and build on the 4‑acre portion in the future. Staff confirmed notification and technical review were complete and explained that to transfer only the 4.2‑acre portion to separate ownership would require a one‑lot subdivision because the southern portion exceeds 20 acres and is exempt from the division limit.
Board members asked whether the daughter could already build on the entire 34.11‑acre tract; staff clarified that while a house could be sited on the larger tract, splitting the 4.2 acres for separate ownership requires rezoning and subsequent platting. After questions and no public remonstrance on file, an unidentified member moved to recommend approval; the motion passed by voice vote. Staff said the recommendation will be taken to the county commissioners at their Feb. 24 meeting at 9:00 a.m.
Next steps: the commissioners will consider the rezoning recommendation on Feb. 24; the applicant was asked to attend.
