The Lufkin City Council approved on first reading a zone change that will reclassify three parcels at 906, 908 and 910 North Chestnut from commercial to a residential small zoning district.
Staff said the request affects about 1.6 acres and was submitted with an intent to build single‑family homes. “This is a zone change request for approximately 1.6 acres located on North Chestnut,” a staff presenter said. Staff reported that 15 notices were mailed to property owners within 200 feet and that Planning & Zoning voted unanimously to recommend approval.
City planner Alana Hilton explained zoning mechanics and said that, based on frontage and the residential small district requirements, the property could yield roughly eight to nine single‑family lots depending on final lot layouts. A council member moved to approve the ordinance on first reading, the motion was seconded and carried on a voice vote.
The approval advances the item to the next reading; staff said public notices and standard procedural steps for first‑reading ordinances were followed.
