For 15656 East Centipede, staff said fill in some locations approaches 20 feet to accommodate a lower‑level garage and a vehicle maneuvering area; staff recommended approval with planned landscaping to screen retaining walls. For 900619 North Fort Peaks Way in Firerock, staff described an approximately 31,500‑square‑foot lot with slopes near 30 percent and proposed design elements (atriums, rooftop gardens, stairways) to reduce the visual massing of retaining walls.
Council members asked about landscaping, driveway grade, terracing and neighbor notice; staff said the code does not require notice for cut‑and‑fill waivers. Both waivers passed on separate motions by roll call (each 7–0).
Separately, the council opened a public hearing on a special use permit for 17114 East Fairway Court to allow a patio cover to encroach into the front-yard setback. The staff report noted the proposed cover measured about 78.3 percent open (the code requires 80 percent), that neighbors were notified and expressed support, and that Planning & Zoning recommended approval with staff flexibility to meet the openness standard. Council confirmed the structure cannot be enclosed or used for parking; the permit (listed as SUP 250004) was approved by roll call (7–0).
