The Bangor Planning Board voted Feb. 3 to grant a major site development and planned group development permit to Bernard Holdings LLC for two warehouse buildings on Auden/Olland Road.
Justine Drake, a civil engineer with Hinkley Hill Designs representing Bernard Holdings, described the project as two 250-by-60-foot warehouse buildings with 10 individual warehouse units in each, a single shared driveway, separate water services and a shared sewer outlet, overhead electrical service for each building, and on-site stormwater treatment measures required by DEP and reviewed under the city’s delegated authority. Drake said the project would use drip-edge filters and underdrain soil filters to treat runoff, with drainage designed to match existing topography.
Members asked technical questions about utilities, drainage paths, and building uses; staff noted one inapplicable standard (yard space) arising from plan assumptions and said it would be removed from the findings. The board proceeded through findings across code sections covering erosion control, parking, utilities, impervious-surface ratios, lighting, landscaping, and setbacks. The board also cited compliance with state site-location review provisions and 38 MRSA §1420-d where applicable.
A motion to grant the land development permit for a major site development and planned group development carried by roll call. The chair recorded that all items passed and advised the applicant to contact the code enforcement office for next steps.
Next steps: The applicant will move to satisfy any remaining staff checklist items and secure permits required for construction; final administrative steps were described to the applicant at the meeting.
