Commission forwards Prairie Parkway fourth-edition preliminary and final plat to council with conditions

Lowry Engineering asked the Moorhead Planning Commission to recommend approval of a preliminary and final plat for Prairie Parkway fourth edition, reconfiguring roughly 16.49 acres into about 79 lots intended for single-family detached homes, twin homes and townhomes.
The developer cited market conditions as the reason to change previously planned multifamily parcels into smaller-lot housing. Staff said utilities are largely installed and the replat preserves a large central green space, a stormwater pond and a connecting trail. Beth Folk, a nearby resident, asked how an expected intersection redesign at 40th Avenue (potentially a roundabout) would affect lot layouts and whether community garden space could be preserved; staff said the traffic study is ongoing (expected this spring) and that the green space in the replat could accommodate community uses but final use depends on the private property owner.
After closing the public hearing, the commission moved and voted to recommend approval to the city council contingent on the four conditions listed in the packet.
