Gilpin County approves $18,038 payment for commercial appraisal services

Gilpin County commissioners on Jan. 27 authorized payment to Shortberg Associates LLC for commercial appraisal services used by the Assessor’s Office to support Board of Assessment Appeals work.
County Assessor April Nielsen told the board the appraisal work was necessary to ensure accurate and defensible valuations for appealed commercial properties but the timing did not align with the adopted 2025 budget, so she brought the payment request to the board for formal approval. Nielsen said the firm later withdrew its appeals; the county did not receive reimbursement from appellants.
The board approved the authorization for payment and associated budget action (Resolution 26‑010) for $18,038.40 by a 3–0 vote. Nielsen said she will request a recurring budget line in 2027 to cover similar circumstances in the future.
