Box Elder council adopts zoning and plat approvals, advances city planning items

The Box Elder City Council on Aug. 5 approved a slate of planning items and ordinances, including an ordinance (No. 766) that rezoned a city-owned property to general light industrial and multiple minor plats associated with subdivision realignments.

Planning staff presented the zoning request: the ordinance would change the legal description and zoning for a parcel in San Diego Estates (Lot 2A of Block 4) to general light industrial, consistent with the comprehensive plan's land-use designations and with safety and airfield-related hazard considerations noted in the staff report.

During debate, staff reiterated findings that the rezoning meets municipal criteria: it reflects changing conditions in the district, is consistent with the comprehensive plan, and aligns land use with adjacent industrial uses. Council then moved to approve ordinance number 766 on first reading and recorded roll-call aye votes.

The council also approved preliminary and final plats for multiple subdivisions (including adjustments in Northern Lights and Pinedale Estates) with standard conditions requiring development-engineering plan approval or surety bond acceptance by the city engineer's office prior to building-permit issuance.

Several of the planning approvals were linked to the right-of-way vacation and to required plats for access and utility easements. Where plats were approved but infrastructure remained incomplete, the council required surety bond acceptance or engineering acceptance as a condition of approval.
