Box Elder council approves rezoning and final plat for Alpha Omega Subdivision Phase 1C

Mayor Larry Larson and the Box Elder City Council approved a rezoning and the final plat for Alpha Omega Subdivision Phase 1C at their April 11 meeting.
Scott Lang, city engineer standing in for planning and zoning director Laura Lee Patton, described the request as a rezone “from ag to residential 2 for the next phase of Alpha Omega,” saying the area already has water, sewer and streets constructed and that rezoning is the first step to creating building lots. The council held a public hearing on the matter; no members of the public spoke and no emails were submitted.
On first reading the council voted to approve the ordinance revising the zoning designation for Lots 1–4 of Block 5; Lots 1–5 of Block 6; Lot 6 and Lots 1–3 of Block 7; and Lots 1–4 of Block 8 of Alpha Omega Subdivision (legal description as read in the meeting). The motion to approve the ordinance (moved from the dais during the meeting and seconded) carried on a roll-call vote.
Council also approved the final plat for Alpha Omega Subdivision Phase 1C with one stated condition: surety bond acceptance by the city engineer’s office or official infrastructure acceptance is required before issuance of building permits. Scott Lang told the council staff found “no unresolved issues” and recommended approval.
What happens next: With the rezone and final plat approved, the city’s next administrative steps are to confirm surety or infrastructure acceptance before building permits can be issued for the Phase 1C lots.
