Applicant representatives (Pereira/Barrera Demolition) said the property had been intermittently occupied by squatters and the owner requested demolition to resolve ongoing safety and nuisance concerns. Pereira Demolition's Denise Herrera said neighbors had reported squatter activity and the owner bought the house about a year ago.
Charles de Harcourt of the Hancock Neighborhood Association reported the neighborhood had been in contact with the owner and that the association does not have an official position; several neighbors asked the commission to ensure the 10‑foot stone gateway wall at the neighborhood entrance would be retained. The applicant stated the wall would remain.
Commissioners discussed architectural significance and neighborhood context. Staff recommended approval with a required City of Austin demolition documentation package (city documentation to be completed prior to permit issuance). Following discussion, the commission voted to approve the demolition request, with conditions to require the documentation package and preservation of the gateway wall as described by the owner.
