Council approves Swenson property zone change to light‑industrial

The Spanish Fork City Council voted Jan. 20 to approve a zone map amendment for the Swenson property, a roughly 64‑acre parcel annexed last year near SR‑77 that had initially been assigned rural residential zoning.
Planning staff briefed the council that the applicant requests I‑1 (light industrial) zoning and that the city has secured a 1.5‑acre substation on the site, resolving earlier power concerns. Staff also said the general plan currently designates the parcel as agricultural but had been discussed for future industrial use as the general plan is updated.
Developer Caden Cole confirmed the applicant had addressed the prior power issue and thanked the council. Councilman Took moved to approve the rezoning, citing findings that adjacent properties are already developed in Industrial 1, that the plan anticipates additional Industrial 1 development in the area, and that rezoning would not have adverse impacts on surrounding properties. Councilman Euler seconded the motion. Roll call votes recorded 'Yes' by Councilman Carden, Councilman Took, Councilman Euler and Councilwoman Beck; the ordinance was approved.
No member spoke in opposition during tonight’s meeting; staff said no new public hearing was required because the public hearing requirement was satisfied at the prior meeting.
