Committee approves final plan for Fox Valley medical office at East New York Street

The BZ and E Committee on Oct. 15 approved a final plan for Lot 19 at Fox Valley Properties to allow a 5,310-square-foot medical office at 3046 East New York Street.
Planner Joanna Wu told the committee the subject property is vacant and part of the Fox Valley conditional-use plan development. "The details of the request include the development of a 5,310 square foot medical office," Wu said, noting the proposal includes 32 parking spaces — two handicapped — a new north access point, streetscape plantings outside the public right-of-way and building materials consisting of brick on the lower half and painted walls above.
The petitioner described the facility as an urgent-care facility connected to a hospital network. "UChicago Medicine in partnership with AdventHealth, Centricare, and UrgentCares is excited to come to the community," said an applicant representative, who described on-site imaging and laboratory services and the ability to transfer patients directly into a hospital system when clinically necessary.
Committee members asked about traffic circulation and the relationship to adjacent uses: staff confirmed the adjacent property is a Walgreens and that a northern entrance and shared circulation will allow access to the rear of the parcel. Ryan Kingry of Jamieson Commercial identified himself for the record as part of the applicant team.
A motion to approve the final plan was moved and seconded and passed by voice vote. The committee approved the resolution and closed the item; staff indicated any required permits and final plan submittals would be processed under the normal review procedures.
The committee advanced the final plan to the next stage of permitting review.
