An applicant presented a final plat for 485 Tuck Road on Feb. 3 and said the submission predated recent changes to the county27s setback rules. The applicant requested the side setbacks on Lot 1 be reduced from 50 feet to 25 feet to accommodate a double‑wide home.
Commission staff and members said the Planning Commission cannot grant the setback variance. Commissioners advised the applicant to seek a variance from the Board of Zoning Appeals and, if granted, to place the variance approval and the approved setback dimensions on the plat before the commission will finalize any approval.
Staff also reviewed septic approvals: Lots 2 and 3 have existing septic systems and have been approved by the state; Lot 1 will require a new septic system and appropriate building permits.
The commission did not grant the setback relief at this meeting and instructed the applicant to pursue a variance at the Board of Zoning Appeals and then return with the approved note on the plat.
