Commission discusses rezoning request by David Lowe; subdivision needed before full vote

David Lowe asked the Culpe County Planning Commission on Feb. 3 to recommend rezoning a parcel (Map 059 Parcel 078) from C1 to C2 so the shop portion could be used to sell vehicles.
Lowe said he planned to subdivide the property so the house would remain on a separate C1 parcel while the shop parcel would convert to C2. “I just wanna change the commercial zoning on it. I27m gonna try to cut the house off from the building that I27ll be selling cars out of,” Lowe said.
Commission staff and members told Lowe that if the full parcel were rezoned to C2 without a subdivision, the entire property would become commercial and the house would no longer be allowed for residential use. Staff advised Lowe to work with a surveyor to prepare a map of the proposed subdivision and present that plat when seeking a positive recommendation to the full commission.
Commissioners said a positive recommendation from this body would be presented at the full commission meeting scheduled for March 10. Lowe acknowledged he would need a survey and may postpone the request if the subdivision was not ready; no final rezoning vote occurred at this meeting.
Next steps: Lowe will work with a surveyor to create the subdivision map and return to the planning staff; the item will be placed on the full commission agenda when the materials are complete.
