Orem commission approves Orchard Grove ASH fourplex for senior affordable housing

Staff presented the Orchard Grove ASH (Affordable Senior Housing) site plan at about 575 West 1700 North and confirmed it meets ASH overlay standards: attached units only, 500–900 square feet per unit, no basements, no more than two bedrooms per unit, age 60+ requirement and income limits of 80% of area median income for occupants.
"You have to be 60 years old," Unidentified Speaker 4 said, and staff explained the overlay permits small fourplexes when site plan standards are met. The proposal includes six parking spaces (four covered), required screening fencing for parking, landscaping and permitted finish materials (fiber cement board and brick). The existing home on the property will be removed to make room for the fourplex.
Commissioner Unidentified Speaker 5 moved to approve the Orchard Grove ASH site plan for the property located generally at 575 West 1700 North in the R8 zone; Unidentified Speaker 9 seconded and the roll call recorded ayes. The chair announced that Item 4.3 passed.
