The Sioux Falls City Council approved annexation of approximately 164 acres east of Veterans Parkway on Oct. 7 to allow a proposed data center project by Gemini Corporation. Planning staff said the annexation (Annexation 0216092025) is intended to enable future development of a data center and noted the city informed the neighboring City of Brandon about the matter prior to the hearing.
Jason Bieber said staff included language in the annexation resolution and filed a notice of claim with the register of deeds to clarify that if Gemini were to walk away from the project a future owner would be responsible for water, sewer and road improvements. "Any future property owner, if Gemini would walk away, will get that notice of claim that indicates that they're responsible for all the future improvements with water, sewer, and roads," Bieber said.
Patrick Andrews, development director for the City of Brandon, attended to convey appreciation for Sioux Falls staff's outreach. Council voted 7-0 to approve the annexation.
The annexation clears the way for city permitting and infrastructure planning; staff said additional approvals and infrastructure commitments will be considered as project-level applications and budgets are developed.
