Staff noted lane circulation allows exit heading west via the mutual access.
Comments included a recommendation to add shrubs or screening to soften views into the car wash and a note that high weekend demand at nearby grocery stores and retailers could increase local congestion. Staff said the mutual-access arrangement currently serves the commercial block and that site circulation was part of the CUP review. The commission asked that the applicant be prepared to discuss queuing management and exit egress at the public hearing.
