Council approves rezoning of 819–829 Chestnut Street for seven rental townhomes

Gainesville’s Mayor and Council voted unanimously Oct. 7 to rezone two parcels at 819 and 829 Chestnut Street Southeast to R-2, clearing the way for a proposed seven-unit rental townhome development.
Planning staff presenter Mr. Tate described the applicant’s plan: combine two parcels totaling 0.57 acre and construct seven detached townhomes for rent, each about 1,300 square feet with two stacked parking spaces per unit and 2–3 guest spaces on-site. Mr. Tate said the project conforms to the midtown overlay and the downtown mixed-use future land use category; the Planning and Appeals Board and staff recommended conditional approval with six conditions.
There were no speakers listed in opposition during the public hearing portion for this item. Council moved to approve the ordinance (recorded on the agenda as 2025-18) with the six recommended conditions; the motion passed unanimously.
The approval is subject to the six conditions established by staff and the Planning and Appeals Board and will proceed through building and permitting review by city departments before construction begins.
