The Coventry Zoning Board on a voice and roll‑call vote approved an administrative subdivision that transfers a roughly 2,000‑square‑foot triangular strip from town‑owned property at 668 Washington Street to the neighboring lot at 672 Washington Street, a move the applicant said will square off both parcels and eliminate an awkward "dog‑leg."
Sam Sorsa, a surveyor with Coventry Survey Company, said the transfer is a simple lot‑line adjustment: "We're trying to transfer a small piece of land ... about 2,000 square feet ... to better match the occupation that lies out there," and that no new lots or construction are proposed.
The town’s assistant town manager, Maria Broadbent, told the board the teen center building has "no operational value to the town," and that transferring the rear parcel will make the lot configuration cleaner before the town auctions the teen‑center building. Neighbor Ann Bard spoke in favor of the adjustment and said residents support moving the irregular strip so the property lines are clarified.
Town staff advised the board that many of the dimensional relief requests listed in the agenda appear intimidating on paper because the change removes the lots’ status as preexisting substandard lots of record; staff said the relief is primarily to preserve existing conditions after the lot‑line change. The applicant confirmed the change will not create any additional lots or new construction.
After accepting the staff report and testimony from the applicant and members of the public, the board voted to approve the project and to adopt the variances as described in the staff report and agenda. The motion passed by roll call with board members voting to approve.
