Gainesville’s mayor and council unanimously approved an annexation and a companion zoning ordinance Tuesday that clear the way for a duplex at 1450 Dorothy Drive SW.
Planning staff reported the applicant, Jesus Carrillo, seeks to annex a 0.42-acre tract in Ward 5 and zone it R-2 to allow a duplex. Miss DeWeese, the city planning staff member, told the council the proposed units would total about 1,739 square feet of heated floor space per unit, with four bedrooms, three-and-a-half baths and a one-car garage. Planning staff and the Planning and Appeals Board recommended approval with seven conditions.
City attorney Ab Hayes opened the public hearing and called for speakers; no members of the public rose to speak in support or opposition. After hearing the staff report, Mayor Zach Thompson called for a motion. On a motion and second, the council voted unanimously to adopt annexation ordinance 2026-01 and then to approve zoning ordinance 2026-02 with seven recommended conditions.
The council did not identify any displaced residents during the hearing; planning staff said there were currently no structures on the property. The ordinances will be implemented according to the city’s usual permitting and review procedures; council did not specify an effective date during the meeting.
