Parkertown Elementary on track: construction GMP under $46M, county funds available

District staff and the construction manager at risk updated the board on Parkertown Elementary, providing cost estimates, schedule and next steps. Project leads said the school is designed for 720 students with a 900‑student core and that an anticipated guaranteed maximum price (GMP) for construction is "just short of $46,000,000," with roughly $6,200,000 in owner costs for furniture, fixtures, equipment and site work. The district expects reimbursable off‑site road and signal improvements; after reimbursement the project cost should remain under the county’s $52,000,000 allocation for the school.

The construction manager described a two‑phase GMP approach with an early GMP (GMP 1) planned for January to cover early site work and procurement of long‑lead items (switchgear, generators, main panel boards) to reduce schedule risk. The team emphasized early site procurement and third‑party cost estimating as risk‑mitigation strategies and said they expect to be shovel ready in early March to meet a 16–17 month construction window leading to an August 2027 opening.

Staff noted ancillary work that will follow design decisions: redistricting and attendance zones for Parkertown and Weathers Creek High School, community open houses or town halls (targeted for February), principal selection, staffing transfers, transportation routing and FF&E procurement. Board members asked about permitting and potential showstoppers; the construction team said early site permitting and pre‑procurement of long‑lead items are intended to minimize those risks.

No board approval vote on GMPs was taken that night; staff said they will return with the early GMP and detailed bid information for board review and approval.
