Commission approves two Highway-Commercial rezonings for outparcels near Statesboro Kroger project

Bulloch County commissioners unanimously approved two separate rezonings of county parcels adjacent to a large city-led planned development anchored by a Kroger grocery store, clearing the way for outparcels and shared access features tied to the larger project.
Attorney Steve Rushing, representing Southeastern Property Acquisitions LLC, told the board the two parcels (about 1.7 acres and 1.13 acres) are under contract with developers seeking to integrate the parcels into a broader development that sits largely inside Statesboro city limits. Rushing said the developers intend to connect to the city’s water, sewer and other infrastructure and asked the board to delete two staff-recommended conditions: (1) sidewalk construction parallel to Veterans Memorial Parkway and (2) façade requirements that could limit national franchise prototypes.
Rushing said the applicants accepted most of the remaining staff conditions and noted that much of the overall project’s road and pedestrian improvements are on the city side of the bypass. After brief board discussion — including a lighthearted exchange about limiting fast-food uses — a commissioner moved to approve each rezoning while deleting conditions 2 and 7; both motions were seconded and carried unanimously.
The approvals allow the applicants to market the outparcels to national tenants and proceed with coordination on access and intergovernmental arrangements with the City of Statesboro for emergency response and infrastructure connections.
