Bulloch County adopts zoning text amendments to add microbreweries, conservation subdivisions and other changes

The Bulloch County Board of Commissioners voted unanimously Nov. 18 to adopt several proposed text amendments to the county zoning ordinance.
Planning and Development staff sought changes to definitions (Section 802), accessory dwellings (Section 1404), church/place of worship (Section 1414), home occupations (Section 1426), planned residential developments (Section 1439), ATV/go‑kart/motorbike tracks (Section 1453) and the introduction of conservation subdivisions (Section 1455). Staff said two edits from the work session were incorporated: property boundaries for ATV facilities will be posted rather than fenced, and the conservation subdivision language now explicitly protects working farmland designated by the U.S. Department of Agriculture as prime farmland or farmland of statewide importance.
Staff presented the amendments and noted no one had signed up for public comment on the text changes. After brief questions, the board moved to approve the package of amendments unanimously.
Staff said the changes are intended to provide clarity for commercial and industrial principal uses, protect working farmland in conservation subdivisions, and refine standards for recreational track operations.
