Nate said citywide industrial square footage totaled about 9,574,000 and the industrial occupancy rate was approximately 97%, down from 98% in 2024. The report identified roughly 328,620 square feet of vacant industrial space across 16 vacant buildings.
Notable large vacant properties mentioned were 3850 Ohio Avenue (about 117,000 sq ft; former Bison Gear and Engineering Corporation location) and the former Magic Plastics site at 315 North 9th Street (about 48,000 sq ft). The presentation included maps showing occupied, vacant and partially occupied properties and separated East- and West-side statistics: the East Side reported ~97% occupancy and the West Side ~92% occupancy with higher vacancy on the West.
