City hearing staff recommended approval and commissioners approved a rezoning that will allow a small infill house on a rear lot in Tyler.
An unidentified city staff member said the proposal would produce a smaller house oriented toward Mahone Avenue and that the neighborhood has trended toward single-family development. The staff member told the hearing that R1D requires a minimum lot area of 3,000 square feet and described setbacks as 25 feet in front, 15 feet in the rear and 0 feet on interior lot lines for noncorner lots. "Staff recommends approval," the staff member said.
The property owner, Juan Alfaro, told the hearing he bought the property about three months ago and is remodeling the existing house. "My name is Juan Alfaro, and I own the property. I bought it, about 3 months ago," Alfaro said. He said his plan is "to build small house in the back back lot" and that "it will fit the setbacks required by the city." He provided a mailing address of 1600 Everglades Drive, Tyler, Texas 75703 for the record.
The hearing record shows 20 mailed notices were sent for the request and that none were returned in favor or opposition, according to the staff presentation.
A commissioner made a motion "Mister chairman, I move we approve Z25Dash027," another commissioner seconded the motion, and the chair called for opposition; none was voiced and the chair stated the item was approved. The transcript does not record individual vote names or a numeric tally.
