The Nashua Zoning Board of Adjustment voted 5–0 on Oct. 28 to approve a lot‑area variance for 146½ Chestnut St, allowing owner Kimberly Aponte of K and F Homes LLC to convert a single‑family structure into a legal two‑family.
Aponte told the board the property is about 1,920 square feet short of the 6,970 square‑foot minimum required for a two‑family and noted several adjacent properties are already legal multifamily homes situated on similar lot sizes. She said the house has been neglected and that her plan would renovate the building, update two garages and provide housing while bringing the structure up to code, including adding a second egress for the upper unit.
A nearby resident, Karen Sullivan, testified in opposition citing parking, noise and safety concerns and warned of past problems on similar nearby conversions. Aponte replied that the property has multiple parking spaces, a fenced yard and proximity to a park, and said she would screen tenants carefully and perform a full exterior renovation.
Board members cited neighborhood character and the presence of other multifamily units as supportive factors. JP Boucher moved to approve the variance based on the existing lot condition predating current zoning and the planned improvements; the board voted 5–0. Neely announced a 30‑day appeal period and encouraged the applicant to coordinate with planning staff.
