The Nashua Zoning Board of Adjustment approved a variance and a special exception allowing an accessory dwelling unit above an attached three-car garage at 16 Cameron Drive, where the applicant proposed 875 square feet for the unit where the code limits ADUs to 750 square feet.
Chair read that the owners are Vincent and Kelly Pesci (owners by revocable trust) and the applicant is Linda Bradshaw. Bradshaw told the board the ADU would match the 3-car garage footprint and help her sell a condo and retire; she said the larger footprint avoids squeezing the unit to fit. Kelly Pache, the daughter and homeowner, said denying the request would significantly affect her mother's ability to retire and cited reliance on family childcare: "I do have concerns that if we can't do this, that her ability to retire pretty much ever... would be greatly impacted."
Board members noted that finished space above large garages is common in the neighborhood and that the additional 125 square feet would be unlikely to alter neighborhood character. The board voted first to grant the variance to exceed the 750-square-foot maximum and then approved the special exception to allow the ADU; the motions passed 5-0. The chair reminded the applicants of the normal appeal window.
