The Nashua Zoning Board of Adjustment approved a use variance on Jan. 12 allowing a single residential unit in the basement of 106 West Hollis Street in conjunction with a first-floor barbershop.
Owner and applicant Gage Arman told the board the commercial use on the first floor is already approved and that an owner-occupied basement apartment would not increase traffic or demand for public services. "This request is not contrary to public interest," Arman said, adding the building was designed for mixed use and the basement is suitable for an apartment.
Board members praised the proposal as consistent with the RC zoning district's mixed-use character and noted owner-occupancy as a distinguishing factor. Member Josh Neely moved to approve the variance to allow a single basement residential unit in conjunction with the barbershop; Robert Shaw seconded the motion and the board granted it.
