At its most recent meeting the Conway City Planning Commission approved multiple land‑use actions and a conditional‑use permit:
- Preliminary plat: The commission approved preliminary plat approval for Estates Phase 1 (roughly 29 acres, mostly undeveloped) with staff corrections and a condition adding access easements to serve lots extending beyond Ravenclaw Drive. Patrick Hagan of the Tally Group represented the applicant.
- 1375 South Harkrider: The commission voted to rezone 1375 South Harkrider from A‑1 to C‑3 to accommodate a new Eagle Glass location. Staff said a proposed building of about 6,000 sq. ft. would generate an estimated 48 average daily trips; owner John Lewitt said he accepted staff conditions.
- 708 South Bridal (Barrington area): The commission approved rezoning from R‑2 to O‑3 (restricted office). Applicant Lance Massey said the intended use is small professional offices with estimated peak occupancy of about 8–10 people. Neighbors raised parking and character concerns; staff and commissioners noted a conditional‑use permit remains an alternative under R‑2 but that O‑3 is framed as a transition district. The commission recorded individual voice statements and the motion passed.
- Jason Jones property: A rezoning from R‑1 to R‑2 for about 3.36 acres west of the Museum Road/E. Stephen Morgan roundabout — proposed for phased duplex development (the applicant said units would include two‑car garages) — was approved.
- 643 Reedy Road (childcare facility): The commission rezoned the site to O‑3 and granted a conditional‑use permit to formalize an existing childcare facility and allow a modest addition. Staff characterized the site as a legally nonconforming daycare; conditions on hours, signage and site work were added and the applicant, Keisha Jefferson, said she accepted the conditions.
Votes at a glance: Several items were approved by voice vote or roll‑call voice statements recorded during the meeting. One notable denial that evening was the rezoning request for 3455 Daybore Drive, which failed on a 5–5 split (see separate report).
Next steps: Items approved by the planning commission will be forwarded to Conway City Council for final hearings where required (staff noted some items will appear on the March 25 City Council agenda). Any site‑specific details — parking, curb cuts and easements — will be resolved during site development review and, when necessary, with MetroPlan or ARDOT approvals.
