The Conway Planning Commission on Jan. 21 approved a conditional use permit to allow a mini‑storage facility at 1550 E. Ward Drive in an RU‑1 zoning district, subject to 15 staff conditions.
Staff described the triangular, currently vacant lot and said the RU‑1 zone allows mixed uses; staff compared trip generation scenarios, noting that a 5,000‑sq‑ft clinic could generate about 188 trips per day while a proposed 50,000‑sq‑ft mini‑storage with five buildings would generate about 73 trips per day. "Mini storage of this caliber with 5 buildings, 50,000 square feet is gonna generate around 73 trips a day," staff said at the hearing.
Mark Rickett of Rickett Morcony Engineering (1425 Victoria Lane, Little Rock) said the applicant agreed with staff comments and conditions and was present to answer questions. With no public opposition recorded, a commissioner moved to approve the CUP with the 15 conditions; the motion was seconded and approved by voice vote.
Staff noted the existing CUP for religious activities on the site (from 2008) will be removed if this approval proceeds. The applicant will proceed to site development review and must meet the listed conditions before construction can begin.
