The Conway Planning Commission voted Jan. 21 to recommend annexation of a 67.52‑acre property at 3208 Nutter's Chapel Road and to assign R‑1 single‑family zoning upon annexation.
Staff told the commission the site includes one existing single‑family residence and is consistent with the comprehensive plan's single‑family designation. Staff estimated that, at full theoretical buildout, the site could yield up to 392 single‑family homes and generate roughly 3,700 vehicle trips per day. Staff also noted that portions of the property lie within FEMA special hazard zones and that water, electricity and sewer appear available but any extensions must be coordinated with Conway Corp.
Applicant Hal Crafton described the property as contiguous to city limits and said the parcel has utilities and is a natural next step for development in the corridor; he acknowledged constraints such as drainage and some floodplain areas. After public comment (none opposed) and brief discussion, the commission moved and approved the recommendation to annex; the item will be forwarded to city council for final consideration.
The commission also received an administrative update that future right‑of‑way dedication along the southern property line has been identified for Favre Lane extension as the area develops.
